So Ivan, you coined the term Philanthro Investing. What the heck is Philanthro Investing and how exactly was it born? Philanthro Investing is someone, is a Philanthro Investor.
2:17It comes from the being who is a philanthropy investor is a person that invests his money and or time engaging emotionally which is the most important part to promote human welfare while earning financial return. It's getting a return getting a financial return for your philanthropy and it was born in 2009 because I was one day I positioned myself with this belief that I have that I just shared with you that your success needs to be built. It's not built by you. Basically, you need to be willing to delegate and give the power to other people in order for you to have that success that comes from your creation into the delegation of team members.
3:09And in 2009, I had four CEOs in four different companies at that time in Argentina. I had my Toyota dealerships that I still have. I had a Yamaha dealership that I sold in 2011. I had a real estate development company that we completed the projects that we were doing at that time. And I had a dealer of Peugeot that I sold in 2014. So I had four CEOs at that time. And then I realized, wait a minute, I have four CEOs. I am the entrepreneur. I always understood from my early age when I was 14 years old that the difference between the CEO and the founder are two different hats, two different activities, two different tasks, two different viewpoints, and so on.
4:04and I realized, okay, I need to be the founder if I want this company to expand and I need to be able to have the CEO expand and create in the future of the vision that I am giving them. I am the chief dream officer. I am not the chief executive officer of my companies. So at that point, I realized, okay, but what do I do now as an entrepreneur, as a chief dream officer? I already gave them the dream. So now I say, well, I need to invest the money that I make. So now I need to become an investor. That's the next stage of life. So I went to the markets. OK, real estate, I understand. Gold, silver, all of that.
4:43Precious metals, I understand. Cars, I understand. But how I multiply the cash into cash, into more cash. So I start learning the markets. And I discovered, I find out in a position that was very sad for me. Because I said, wait a minute. This is not an improvement of my life. Now I am behind a screen watching numbers going up and down in my screen. What is this? Like, what is this? This is not life. What is my people? What are my clients? What is my staff? What are my CEOs? Now I am all day behind these numbers going in the computer, seeing 300 ,000 becoming 500 ,000 and becoming a million. And this cannot be life.
5:20and then John I go to to an um to taking a shower that night and God sends me this revelation Philanthro Investors and I say what what is this word Philanthro Investors and he says well Ivan yes Philanthro Investors this I want you to take this mission I want you to see and learn and explore and research ways to improve the planet at the same time that you are making money but also open the door for many other people and connect people investors with humanitarian causes so the monies don't go to the gambling industry and to the loss of speculative investments and so on i start researching and i discover that half a trillion dollars every year goes to the gambling industry.
6:13And more than$3 trillion is lost in the stock market, while 90 % of people losing money in the markets, both new and seasoned investors. So that's how the Philanthro Investor Award was coined and the movement was born, John.
6:32John Lee Dumas:I love that breakdown. And Fire Nation, I hope you're seeing and feeling what Ivan was experiencing as he was going through this process of life. And I love that core essential that you talked about, Ivan, which is promoting human welfare while getting a return. Because it used to be like an and or. You could either promote human welfare or you could get a return on your money. You couldn't do both. And that was always a big problem. Yeah, you could donate money and get a tax write-off and yada yada. But you couldn't promote human welfare and get a return before Ivan came up with this Philanthro investing concept and idea.
7:13John Lee Dumas:And what I want to move into next, you know, are really the three major Philanthro investing concepts that you focus on, which is housing, water and environment. But before we do, let's talk about life essentials. In your opinion, what are the life essentials? Okay, this is something very unique, John, because in my research and discovery, and when I was also writing my book, Housing Philanthro Investing, is that I said, okay, how do I divert the longest and the far from a speculative investment world? and how if I am, if my mission and my purpose in Philantho Investors is to free up people from the speculative investment world so they don't have these situations that are behind losing money in the speculative investment world, which are like parents yelling to their kids, divorces, even suicides that, you know, happen because of the speculative investment world.
8:17I say, how do you divert the farthest away from the speculative investment world. And I say, I research and research and I say, I got it. Life essentials. What I mean by life essentials? Life essential is everything that the humanity needs and will always need the human beings, who are the people that administer the money and direct where this money is going, is what they need and will always need, even if there is a pandemic, if there is a war, if there is, you know, natural disasters. So I start researching and the number one is air. And I start researching on air and the problems with air are that only 8 % of the population live in good air quality conditions.
9:08Only 8%. And then I go into the next one, water. And I start researching. 6 ,000 kids die from water-related diseases every single day. Wow. And I researched more. And 80 % of the water in the world gets released untreated into the planet. And the U.S. only recycles 1%. And the infrastructure is crumbling. And the budget for the U.S. government for the water infrastructure in the next decade is only$40 billion. And what is needed is like$150 billion. so only the private market the private world and enterprises and entrepreneur will solve that gap and i start researching more and i discover eight million tons of littering is going to the ocean every single year and i i start researching on the on the effect that has on our protein that we eat from the fish which is a life essential and i start researching more on the food which is another life essential and 1.3 billion food of the food is wasted in the planet every year at the same time 1 billion citizens are are suffering from from hunger in the world and I start going more into housing which is another life essential and then I discover 1.3 billion people in the world are homeless and another billion plus are just tenants.
10:43So they don't have the stability of calling their house their own home. And I continue researching more and another life essential is education. And there is 1 billion illiterates in the world. And I go and research a little bit more and the other life essential is animal and nature and 70 % of the population is, of the animal population is declined in the last 50 years. And so on. So these life essentials, if you manage to find good management, good teams, good companies that are performing and producing to fix problems in the life essentials and are related to the life essentials, that's the way that you get the farthest away from speculation.
11:35because life essentials will always be needed. And I proved it with COVID because I saw the development of my companies that are all related to life essentials versus other companies. And we did amazing during COVID because being connected to life essentials. And that's basically the power of being aware of the life essentials when investing, John.

14:06John Lee Dumas:Simple, focused, and built for predictable, long-term, quality lead flow. Ivan, we're back, and I've teased this a couple times already, but let's get into the meat and potatoes. Let's talk about housing, water, and environment philanthropy investing. Take us through each of these and give maybe some specific examples about what you're seeing for the future of philanthropic investing in each? Housing Philanthropy Investing is a specific, unique program and is designed to get the philanthropic investors to be a lender, a philanthropic lender in that case. Because let me share something with you that in the investment world, when you are investing, you are always wearing one of six hats that is also another of my discoveries when I was writing my book.
15:00And these six hats, when you are an investor, you are either being an entrepreneur, which is one hat, which is the one that I suggest for people that do not have money to invest and they need to create money to invest. Be an entrepreneur, invest your time and create your enterprise. That's the one investor hat. Then you have the leaser. This is another investor hat. is someone that takes the asset and leases it to somebody else for, of course, money and keep the asset. You know, you can lease today real estate. You can lease cars. You can lease gold. You can lease electronics, many things. Then you have the lender, which is basically you becoming the bank.
15:44And in that case, you hold the asset and then you lend to someone else on that asset in exchange for interest. And then you have the trader, who is someone that is swapping assets, you know, from US dollars to gold, from gold to US dollars, from gold to silver, from crypto, from, you know, from an NFT to dollars, from NFT to Ethereum, from Ethereum to Bitcoin. It's someone that is trading the asset for profit. And then you have the enhancer, which is another investor hat which is an investor that is buying the asset improving the asset and then exit the asset after he has improved the asset and then the last investor hat is the holder is the person that is getting that asset and betting on that in the future it will go up in value so he holds the asset for many years because he will sell it he thinks he will sell it for more in the future based on his analysis and his research and discovery.
16:52So you have that six hats. The reason I am giving you this is because in housing, Philanthro Investing, we are using the lender hat specifically. And basically, we are allowing Philanthro Investors to become Philanthro Lenders for families that cannot qualify for a traditional mortgage. Now, the company that represents housing, Philanthro Investing is equity and help is my first company in the U.S. that I started the research in 2012 and I founded in 2014. I hired the CEO in 2015. The company's in Florida. It's an Inc. 500 company three years in a row. We made it into the position number 83 in the U.S., position number five between all the real estate companies in the U.S.
17:43and position number one in Florida in all the industries. and Equity and Help Inc. helps you grow your capital while you are helping families own their home. And how this works is that you buy a package of three houses for approximately$150 ,000, the package of three, so$50 ,000 each. These houses are worth$250 ,000 for after repair value. and then with that we as a company you will hire our company to sell these houses to families that of course we screen we screen around 500 families per week right now that are interested in our program and from there we filter i will say that 150 170 qualify we have very you know specific qualifications.
18:40We don't do credit check, but we qualify many other points that are very important. And then from there, we sell this home to a family, to three different families. But instead of selling the homes for the$250 ,000 as a package, which will be the full retail value, this is where the philanthropic part starts. We will sell the houses to them for only 20 % more of what the philanthropy investor paid and we will pass 30 % to the family so they can walk into the home with 30 % of equity in the day number one. With a$2 ,000 down payment and a monthly payment of$500 to$600 a month, the families can live in their own homes.
19:23And then what happens is that the philanthropy investor is the lender supporting them. We have a portfolio of 53 plus million right now in that company producing between 8 to 12 percent returns to investors. But the average of the portfolio is 11.7 percent on the entire portfolio with an average equity gain of 21 percent that happens in the first year once we sell this house to the family. So what happens in that ecosystem that we have created is that if the family cannot pay, for example, which we have 10 % of default in the eight years that the company has in existence, around 10%, these families, then the philanthropy investor now gets engaged emotionally, John.
20:14And this is where he becomes the CEO of his own portfolio. because another thing that I discovered in my research, John, is that true financial freedom is not just passive income and capital growth. True financial freedom is not be sitting in a chair and laying down and doing nothing and receiving a check every month from passive income. No, that's just passive income. True financial freedom comes also with knowledge, with being alert of your environment, with fulfillment, with being engaged in your investment. So I created the concept of being the CEO of your portfolio. So I have a housing philanthropy investor consultant at Equity and Help that connects with you once a month and you make key decisions on your portfolio.
21:03So if the family, for example, didn't pay because they had a life situation, they just had a baby, they lost their job or they have a medical situation or anything. You as a philanthropy investor, you can say, okay, this is a good intention family. Good intention family. This family has made a lot of improvements in the house, et cetera, et cetera. And then I am going to support them. So you can say, hey, you are late three months. Okay, I am going to send the three payments to the end of the loan. Or I'm going to increase$10 a month the monthly payment. or I am going to just gift you the three payments and do full philanthropy and take a tax deduction on it.
21:46Or you can call to Equity and Help and say, hey guys, no, I really need the money from this family. I really need this money, whatever. So, okay, we have a global philanthropic fund that will give you the money as a philanthropy investor and will finance to the families at 0%, whatever amount they are laid for almost two years. So that's the program in a nutshell. We have a Philanthro Investors in 16 countries of the world for a total of 53 million right now. And we are going to double that operation in the next year or so.
22:17John Lee Dumas:Fire Nation, you can see the power when you have a plan and you can execute on that plan like Ivan's created here. Now, Ivan, let's talk about water and environment. Let's not go into quite as much detail as you do with housing. I think that was a great example. Yes. Go through water, go through environment. Give us an example of each, and then I want to get to your book. Okay, great. Water Philanthro Investing is very simple and powerful also. In this case, the Water Philanthro Investing is investing in equipment that recycles and improves the quality of water in commercial, in residential, in big residential developments, and in manufacturers and in farming industry.
23:02which are the majority of the water that gets used by human beings, which is 52 liters per day in average, it's in the time that they are working in the, it's not mostly in their house. So the majority of water in the world is going through farming basically for the animals and so on. So we have the technology which is a patent by the only, I will say, and it is the only water companies incubator in the world, OriginClear, which has incubated many companies, water companies successfully, and is inviting water philanthropy investors to basically compare like this. if you buy a Bitcoin machine that is going to mine Bitcoin and you, let's say you pay $100 ,000 for a powerful Bitcoin machine that will produce, you know, three or four Bitcoins per month, or just giving you a number, just to have an example, or you will recover that money in one year or two years.
24:04Then that Bitcoin machine, normally it will become worthless because the technology is old and it will be producing less Bitcoin and so on. Now, when you're producing the Bitcoin, you're producing something that, of course, is valuable for the humanity, is parallel money that is outside of the government system and so on. It's just digital currency. Now, asset, the word asset, by definition of the word, if you go to the origin of the word, it means something of importance that adds value to who? To the human beings in the planet. Now, water is the asset that is less lucrative by people and is the asset that really adds more value to the humanity.
24:50So now imagine you can buy a machine, a$100 ,000 machine that goes into an equipment, goes into a commercial building, and then improves the quality of water to the FDA level into that area, or even can convert dark, dirty water into drinkable water. and then because of that you get the royalty of what the companies that are using the machine are paying by what we call water on demand paying by the water used by the gallon similar to how they pay to the city but the quality of the water that the city provides is is like no comparison at all to what water on demand as our spin-off company that we're launching now is uh is providing so So you can, instead of mining Bitcoins, you can mine US dollars through the improvement of water in the planet.
25:46And that's basically water philanthropy investing.
25:48John Lee Dumas:Let's talk environment. Okay. Environment. Environment. Right now, we have 8 million tons of littering in the world going to the oceans every single year. So we did research and found and partnered with this company in Dubai because Dubai and France are the number two countries with more consciousness in relation to plastic going to the nature in the world. So we launched the Environment Philanthropy Investing Company in Dubai, Zilup is called, and there is an app that you can download in iPhones or Android and all the platforms. And when you download the app, we give you tokens that are in the blockchain.
26:35So it's basically a blockchain rewarding platform for people that is preventing the littering and helping us with the littering going towards with the plastic going towards the correct places. So imagine you are at your house or in your in the beach where you live on or in the mountain in the nature. And then you go and you download the app. So we give you right away twenty five hundred tokens because you download the app. and then you go and you take a picture with your cell phone of a recycled deposit collection point even in your house in your house we give you another 500 tokens you go and you you trash a plastic bottle and you send us a picture that you trash that bottle we give you 100 tokens you can exchange them with bitcoin or usdt anytime because it's a public tradable asset right now the The token is called the EcoReward token by Zilup.
27:28And in six months that we launched, we have almost 20 ,000 users in 157 countries. And we have deposit collection points in 51 countries that users have created. And then we have a partnership with Nestle and with Coca-Cola that is growing really, really well. So in this place, you can be an environmental philanthropy investing by being an angel investor in the motherhood company that owns this application. And that's basically angel investing.

Now let's end our conversation today, Ivan, by talking about your book. What the heck is this book all about? There is a series of books and I launched the first one, which is Housing Philanthropy Investing. And the book that is coming next is Awaken Your Philanthro Investor Within, which is a business fable that it will become a movie because it's just raising the conscious level of helping the investment world and showing a path to people that they can really be free of the speculative investment world and they can have a better life and receive this fulfillment of helping the planet.
28:58But that's basically coming next year. But this year is already launched. Housing Philanthro Investing is all over the place in Spanish and English. You can find them on Amazon, Barnes and Nobles. There is like hundreds of stores across the planet. And it's showing the investors, the savvy and the new investor, the simplicity in the investment world. And it's eliminated the confusion. Because in my research, John, I discover, if you look at it and you go by the Google statistics, how many people have searched for the word investing and for the word investment. if you look at the graph, there is a trend going up up to 1994.
29:41And in 1994, there is a crash, crash, crash, crash, crash, crash, crash, up to today that continue going down and down and down, less people Googling and searching in search engine optimizations for the word investing and investments. And the reason for that, I believe, is that number one, people don't like to talk about things where they have had losses. So you don't like to talk about when you lost your dog, when you lost your dad, when you lost money and so on. So they refrain to search or research or gain knowledge or education on things that they have had losses. So that's the reason why people are searching less and less and less.
30:26And also people refrain to be connected to things that is difficult to understand or it becomes a little difficult to get to really understand the simplicity of it. So housing philanthropy investing is not only is 10 or 20 percent talking about housing philanthropy investing, but before it gets you into the subject, it opens the door to demystify the investment world and simplify it to the level that you can really grasp it as the same as you are driving a bicycle. even for savvy investors and for new investors it opens the door to fully understand it and create a path in life for you in investments because it's needed because you don't only need to create the money you also need to multiply your money and if you are if you are refrained or away or distance from the investment world then you you will never beat the inflationary economies that happen in this world and so on so that's what housing philanthropy investing is doing.
