In short

Lead magnets aren’t a complete marketing funnel; they’re one step that should trigger ongoing follow-up to build trust with affluent clients who take time to decide.

Guest backgrounds

No guests mentioned; the episode is delivered by Mark Satterfield.

Key claims

Many websites lose interested visitors because nothing happens after they leave. A lead magnet should create curiosity and an “information gap” (e.g., “Before you blank, read this first”) and pre-sell the advisor’s judgment. The funnel includes discovery, attention, lead capture, and continued education (emails, videos, client stories) until the prospect naturally wants to talk.

Notable examples

Architect, financial advisor, luxury real estate agent, and business consultant using “Before you hire/list/retire/sell, read this first.”

0:00Hello, this is Mark Satterfield and welcome to the Velvet Rope Playbook. Tonight's chapter. Your lead magnet is not your marketing funnel. If somebody visits your website today and they're interested in what you do, but they're not ready to hire you, what happens to them? For a lot of businesses, the answer is unfortunately nothing. They look around, maybe they read your about page, maybe they watch a video, and then they leave. You have no idea who they are, and they have no particular reason to come back. That's one of the reasons I'm such a big believer in having a good lead magnet, particularly if you're trying to attract affluent clients who may take considerable time before making an important decision.

0:44A lead magnet gives someone who's interested but not ready to buy a reason to raise their hand and say, hey, I'd like to know more. Maybe it's a short report, a guide, a checklist, a video, a private briefing. It doesn't have to be long, and it certainly doesn't have to be complicated. But it does have to make someone want it, and that's where a lot of lead magnets fail. Look, you can create the greatest report in the world, but if the title doesn't make someone curious enough to request it, nobody will ever discover how good it is. Here's one of my favorite headline templates, because you can adapt it to almost any business.

1:25Before you blank, read this first. So why does this work? because it intercepts someone immediately before an important decision. Suppose you're an architect. Before you hire an architect to design your dream home, read this first. If you're a financial advisor, before you retire, read this first. If you're a luxury real estate agent, before you list your luxury home, read this first. Or if you're a business consultant, before you sell your business, read this first. The headline works because it creates an information gap. It suggests there's something you should know before you make this decision.

2:03And if the decision is important enough, people want to know what that something is. But here's where I want to make an important distinction. The lead magnet isn't the system. I see people put enormous amounts of effort into creating a lead magnet and then assume they've created a marketing funnel. They haven't. The lead magnet is one step in the funnel. Now, think about what needs to happen before and after someone requests it. First, they have to discover you. Maybe that's through your videos, social media, speaking, advertising, referrals, a podcast, or someone sending them to your website.

2:42Then, something needs to get their attention. Your lead magnet gives them a reason to identify themselves and move from being an anonymous visitor to somebody you can actually communicate with. But now comes the really important part. What happens next? If somebody downloads your report and immediately disappears into your database, you haven't really accomplished very much. You need to continue the conversation. Perhaps the next day they receive an email that expands on one of the ideas in the report. A few days later, you send them a short video answering a question people commonly have. Later, you share a client's story that demonstrates how you solve a particular problem.

3:25None of this needs to be overtly salesy. You're simply continuing to demonstrate that you understand the problems they care about and know how to solve them. So over time, they begin to know you. They begin to understand your point of view. They begin to recognize your expertise. And eventually, when their timing is right, you want the natural next thought to be, I should talk to this person. That's the role of the funnel. So think about it from the prospect's perspective. Imagine somebody is considering building a$5 million home. They're probably not going to see an architect's Instagram reel Tuesday morning and sign a contract Tuesday afternoon.

4:09They may watch several videos, visit the website, download. Before you hire an architect to design your dream home, read this first. Read a few emails, listen to an interview, come back to your website, ask someone about you, and eventually schedule a conversation. There may be 10 or 20 touch points along the way. That's especially important when you're selling something expensive. The bigger the decision, the more likely people are to want to become comfortable with you before making it. Your lead magnet gives them an easy first step. The funnel gives them a path to everything that comes after it.

4:49So your lead magnet should pre-sell your approach. There's another thing I'd encourage you to think about. Don't create a lead magnet that merely filled with generic information someone could get from Google or ChatGPT. Use it to introduce the way you think. Suppose you're a financial advisor who believes most people make retirement decisions in the wrong order. Your lead magnet should explain that. If you're an architect who believes clients should determine how they want to live before they start making design decisions, build the lead magnet around that idea. If you're a consultant who has a particular framework for solving a problem, introduce part of that framework.

5:31You're not simply giving away information. You're giving someone a sample of your judgment. And that's particularly powerful when you're trying to attract affluent clients because they're rarely looking for the person who simply knows the facts. They're looking for someone whose judgment they trust. So here's something you can do today. Take the most important decision someone makes immediately before they need your services and finish this sentence. Before you blank, read this first. Then ask yourself, what are the five things I want someone to know before making that decision? There's your lead magnet.

6:10Doesn't need to be 40 pages. In many cases, five, six, seven pages is plenty. But don't stop there. Map out what happens next. What do they receive tomorrow? What do they receive next week? What will make them want to watch another video? What will demonstrate your expertise? What will address the concerns that might keep them from hiring you? And ultimately, what moves them from interested prospect to conversations to a client. When those pieces all work together, you are no longer having just a collection of random marketing activities. You have a bona fide marketing funnel. So if you'd like some help creating yours, that's something we can work on together.

6:56Maybe you need the entire marketing funnel from attracting the right prospects to developing your lead magnet to your follow-up, positioning, messaging, the entire conversion strategy. Or perhaps most of your funnel is already working and there's one particular piece that's holding everything back. Maybe it's your lead magnet. Maybe it's your messaging. Maybe you're getting prospects but not converting enough of them. We can focus on that too.
